The "Nürtinger Tor" project involves the revitalisation of a local shopping centre. The deconstruction was carried out down to the supporting building structure. The project development is a positive example of how the transformation of an existing property into a modern, sustainable and taxonomy-compliant local shopping centre can work.
Challenges
Firstly, a technical due diligence was carried out for the client with an assessment of sustainability aspects (taxonomy conformity, comparison of CRREM paths). Subsequently, albrings + müller monitored the planning and construction services with regard to quality, costs and deadlines.
Added value
The revitalisation took place partly under the continued use of individual rental spaces. Due to the existing shell structure, there were some challenges with regard to the supporting structure, which required intensive coordination between the structural engineer and those involved in the construction. In addition, the technical building equipment was very complex, as different tenant requirements had to be implemented. The challenge here was to determine a schedule – especially due to supply bottlenecks and the limited availability of construction companies in connection with the pandemic and the Ukraine war.
