Since 2015, we at albrings + müller ag have accompanied, supervised and implemented numerous real estate projects. We were able to find the right answers to all technical and commercial questions in a wide variety of projects and develop solutions with added value.
Overview of selected projects
The Neue Pressegesellschaft Ulm (NPG) intends to build a new company headquarters in the direct vicinity of its previous headquarters in the centre of Ulm in Olgastrasse in order to concentrate and restructure the various organisational units. For this purpose, we are fully supporting the Neue Pressegesellschaft as a service developer in the entire development process. Prior to the architectural competition, a feasibility study and an individual needs assessment were carried out to determine the basics. Parallel to the planning, planning law is being created together with the city of Ulm in the form of a project-related development plan. In addition, the know-how of an executing company is integrated into the planning process at an early stage with the proven pre-construction procedure in order to ensure technical and economic feasibility.
The inner-city location not only brings challenges for the later construction and logistics. Even for the prior process of creating building rights, the needs of the various stakeholders must be brought together in close coordination. To ensure economic viability, a high degree of fungibility and flexibility must be maintained in addition to the implementation of the Neue Pressegesellschaft's individual requirements planning. The result is a publishing house building that both creates an identity and can be adapted as much as possible to the respective user. In addition to the individual façade, the biggest architectural feature is the atrium and the green inner courtyard, which are spanned by a glass roof measuring around 400 m².
The basis of the development is the execution strategy individually designed by us for the client, which forms the optimal guard rails for an economic implementation of the project. Among other things, this also provides for optimised scheduling by parallelising the processes of creating planning rights and planning, including integrated pre-construction. Through close coordination with the city of Ulm, we have also succeeded in optimally exploiting the space potential on the development site. Through this approach, we ensure all user requirements with regard to the general project goals of the cost, quality and deadline dimension.
