As part of the gradual development of the Neckarspinnerei quarter in Wendlingen, HOS Anlagen und Beteiligungen GmbH & Co. KG is implementing another key subproject – the comprehensive refurbishment of the Spinnerei above-ground buildings. The aim is to transform the historic industrial building into a future-proof and versatile property. Within the listed structure, high-quality spaces for art and culture, event use, offices, co-working, and gastronomy are being created. We initially supported the development of a suitable project strategy and are now accompanying the further planning and implementation phase within the framework of extensive client representation.

Challenges

The project is characterised by a variety of challenges, particularly due to heritage protection requirements and potential contaminated sites within the existing structures. At the same time, the tight budget and clear leasing strategy demand reliable adherence to schedule and budget. By involving the future construction partner early on and applying an innovative partnering model, these risks are to be identified at an early stage and viable solutions developed collaboratively.

We bring extensive experience in the strategic consulting and structuring of complex refurbishment and development projects. Already in the early project phase, we supported HOS Projektentwicklung GmbH in defining objectives, developing a suitable delivery model, and establishing a strategic approach for involving a construction partner. Through our solid knowledge of innovative cooperation models, we were able to help lay the foundation for an economically viable, timely, and risk-minimised project execution. Throughout the further course of the project, we accompany the implementation of the partnering model and create transparency regarding costs, schedules, and quality. In this way, we make an active contribution to achieving the ambitious project goals.
