For a long time, the city of Fellbach tried unsuccessfully to sell a challenging development site in order to push ahead with inner-city development. We therefore worked out a settlement model that enabled the city to implement the project itself with a specially founded development company.

Challenges

Numerous project developers from the region had previously turned the city of Fellbach down due to the difficulty of the project. That is why it was important for us to offer the city the opportunity to realise the project itself. The result is 30 residential and two commercial units on the development site. During the entire planning period, the project was constantly in the political spotlight and many neighbourhood consultations were necessary to clarify the existing interfaces amicably. Not only the new building for the Neue Mitte Schmiden including the public underground car park, but also a comprehensive road renovation took place simultaneously in the redevelopment area.

The cramped spatial conditions on site required well-coordinated coordination between the construction companies at an early stage. The new buildings were constructed using a contemporary and sustainable timber construction method, with only the underground car park and staircase made of reinforced concrete, so that special solutions were required in the areas of building physics, statics and fire protection.

In 2021, the project was awarded the Real Estate Award of the IWS (Immobilienwirtschaft Stuttgart e. V.) in the category "mixed use".

Added value

As a service developer with a technical and also commercial focus, we were able to conceptualise and advance the development for the city. We accompanied the project from the first feasibility study, through the founding of the company, the implementation of the competition, to the planning and realisation, which enabled a confident implementation of all project goals. Thanks to the company structure, the city was able to fulfil its duty of care with regard to housing without having to sell the property. The modern timber construction according to DNGB Gold certification offers the city and the tenants the highest quality standards at affordable rents.
