Since 2015, we at albrings + müller ag have accompanied, supervised and implemented numerous real estate projects. We were able to find the right answers to all technical and commercial questions in a wide variety of projects and develop solutions with added value.
Overview of selected projects
In the context of a purchase process of Investa Capital Management GmbH for an office property in Mainz-Wiesenau, we were asked to carry out a technical due diligence in order to be able to better assess the risk with regard to the building fabric and the technical installations and to be prepared for any potential costs.
Challenges
The existing property to be valued was renovated in the area of the rental space and the underground car park. However, the basic substance and the technical installations were already getting on in years. The property was divided into two buildings with very different standards. It was particularly important to quantify the upcoming costs for the next 10 years - CAPEX 1 to 3 - in order to be able to include them in the profitability analysis.
Added value
With the technical due diligence, we were able to show the client the risks and quantify the expected costs. In this context, it was important to provide the client with a basis for the future profitability analysis, as well as to point out necessary investigations to minimise risks and to name missing documents.
