Since 2015, we at albrings + müller ag have accompanied, supervised and implemented numerous real estate projects. We were able to find the right answers to all technical and commercial questions in a wide variety of projects and develop solutions with added value.
Overview of selected projects
The new urban quarter is the largest residential construction project in the city of Neu-Ulm and part of the integrated railroad project Neu-Ulm 21. The planning and realization comprises 450 residential units, 900 underground parking spaces, a commercial unit and the public access. Since May 2020, albrings + müller ag has been responsible for the realization by means of a direct Client representation mandate and within the scope of construction supervision.
This was preceded by the insolvency of the local project developer in December 2019. The completed three-story underground parking garage with an area of 40,000 m² could be fully reintegrated into the project in its shell cubature. The above-ground, comb-like building contour here extends from the city entrance at the traffic circle along Von-Hühnefeld-Strasse to the west.
The successful transfer of the full project, contract and award structure of a classic project development into subprojects to be commissioned proportionally among the investors, forms the framework for a successful and target-oriented realization until 2024.
The project was launched in a fast-track procedure on the basis of incomplete and unstructured planning documents in different planning phases of the individual subprojects.
The reactivation of a large number of the planners previously involved in the project and the targeted addition of new planning participants, together with the early integration of the executing general contractor in the partnership-based execution model, formed a new basis of trust for achieving the ambitious cost and schedule targets.
The Südstadtbogen project could be resuscitated by the execution model individually developed by us. All interests of the investors involved were taken into account.
The establishment and targeted management of the newly formed project team and the creation of a new basis of trust between all project participants were the key to the joint success of the project.
Supply bottlenecks and pandemic or war-related price increases were counteracted by means of agile contract models, individually adapted qualities and restructuring of the project schedule
