Technical due diligence (TDD)

The client was in the process of acquiring two hotels in Dresden. This involved the purchase of both the hotel operations and the associated real estate. The properties in question were premium 4-star and 5-star hotels, featuring high-quality architecture and amenities such as fine dining restaurants, wellness areas, and underground parking facilities.

The 5-star hotel had been constructed in 2010 on the last available plot along Königstraße, in close coordination with the local heritage authority and according to its strict design guidelines.

Although negotiations between buyer and seller were already well advanced, the parties decided to commission a Technical Due Diligence. We were invited to support this process – and were ultimately awarded the mandate.

Challenges

The tight timeline required a highly structured approach and swift execution.Additionally, the 4-star hotel was housed in a listed building dating back to 1730, which posed particular challenges for the technical assessment. The on-site inspection took place during ongoing hotel operations. It was therefore essential to thoroughly assess the property without disrupting day-to-day business or compromising the comfort of hotel guests.

The short-term Technical Due Diligence provided a clear picture of the property's current condition and identified potential technical risks. As a result, the client received a well-founded overview of the necessary measures to be expected over the next ten years.
