Monitoring

A mixed-use residential and commercial development comprising 93 residential units, three commercial units and a shared underground car park was realised in the Munich-Freiham urban district. Developed as a subsidised housing scheme on a site of approximately 5,700 sqm, the project provides a gross floor area of around 14,500 sqm. Key project features included a forward funding transaction, a hereditary building right (leasehold) agreement and delivery in accordance with the KfW Efficiency House 55 standard.

Challenges

Following completion of the shell and core construction works, the project delivery strategy was successfully transitioned from a general contractor model to the procurement of individual trade packages. The resulting changes to the project and procurement structure required continuous assessment within the ongoing monitoring process and had to be reflected accordingly in the reporting.

Added Value

Through continuous project monitoring, a transparent and reliable basis for decision-making was provided to the financing bank throughout the entire development period. Regular assessments of actual versus planned costs, programme milestones and construction progress enabled the early identification of potential deviations and project risks. Structured reporting supported the transparent management of drawdown and financing processes through to the successful completion of the development.
