As part of an acquisition review for a mixed-use building complex, albrings + müller conducted a comprehensive Technical Due Diligence including a detailed fire safety assessment. Two of the three properties are the focus of a planned redevelopment by the client, while the newer office building is intended to undergo a resource-efficient revitalisation with consideration of sustainability objectives – particularly taxonomy compliance and certification capability. Against this background, ESG-relevant aspects were thoroughly analysed and a climate protection roadmap for long-term CO₂ reduction was developed.
Challenges
A particular challenge was the technical interconnection of the three buildings with each other as well as with neighbouring properties. albrings + müller analysed the existing dependencies and evaluated options for a commercially viable technical decoupling and separate supply systems. The resulting investment costs were presented transparently and served as a basis for decision-making in further strategy development.

Subsequently, it became apparent that the required investments and extensive fire safety adaptations for a multi-tenant use significantly affected the project parameters. Based on the decision-making basis provided by albrings + müller, the client decided to pursue a complete redevelopment of the site. For the planned approximately 7,500 m² of rental space with modern, flexible office units and a gastronomy concept on the ground floor, albrings + müller is now also contributing its expertise in the role of client representation within the project development.
