Sofidy was in the process of purchasing an office property under reconstruction on Godesberger Allee in Bonn. We were commissioned to carry out a technical due diligence in order to illustrate the current condition and to investigate possible risks in the course of completion. At the same time, this TDD formed the basis for monitoring during construction, which we provided during the construction period.
The property was an office building from the 1970s. It had been converted by the owner at the time. At the time of the first inspection, a large part of the measures had already been carried out. Since the property was rented out continuously, the measures required more extensive planning. As part of the technical due diligence, it was first necessary to record the condition of the building structure and the technical systems. Due to the ongoing measures, several on-site inspections were conducted to document and analyse the progress accordingly.
We were able to point out risks to the client that resulted from measures that were still open or due to the year of construction. The technical systems were completely renewed, but there were still unrenovated areas with regard to the building fabric. Therefore, we were able to point out necessary measures and reduce the risk of maintenance costs in the coming years.
